Production Homes & Their Benefits

Production homes can be found all over various regions and begin with a developer and/or production builder. The developer or builder owns the land and creates a community subdivision plan to determine how lots, amenities, and infrastructure will be mapped out. A lot of detail goes into this planning stage, and designers work to maximize real property while ensuring that requirements for green space, amenities, and local bylaw compliance are met.

Once plans for the subdivision have been finalized, the builder will begin to sell the lots to home buyers. Unlike custom home builders, production builders will typically have a certain number of specified models – some with alternative floor plan options – that buyers can choose from based on their needs. The plans are usually targeted to different levels of homebuyers, from those purchasing their first home to larger family homes, to retirement villas, townhomes, and more. Production homes aren’t often altered, but buyers can usually choose from different finishes or perhaps have the odd component changed or upgraded if the builder offers that option.

The Production Home Construction Process

Production homes are constructed in a very systematic way. The process begins with the buyer selecting their desired lot within the development. The builder will have certain floor plans designated for specific lots due to size, and will often have an architectural control in place to ensure that two of the same models are not located directly beside each other. Floor plans are sometimes mirrored to provide additional options to buyers.

The builder will work with the buyers to determine their design selections. Paint colors, cabinet and flooring finishes, backsplashes, door styles, and more will be determined at this stage so that the builder can order the materials required. The builder may have pre-specified packages that the buyer can choose from that include all of these elements as well.

Once construction begins, the builder will implement, integrate, and install the selected components into the chosen floor plan, usually within 3-9 months of breaking ground. Compared to the time that custom homes can take to reach completion, production homes are generally ready for occupancy much sooner because a lot of the planning has been finalized before the buyer even walks into the sales office.
